In my day we shared a desk with the next-door office and had to fight for desk space!I would probably add some acoustic treatment to the walls which you can do pretty cheap now. Get some mold killer and a dehumidifier as it looks a bit damp and then a rug. After that a pretty sweet setup that many would aspire towards.
