You should never buy a house if you don’t expect to live there for at least 10 years. 10 years is enough to pay down a reasonable amount of principal (which isn’t always a good idea, but if you want to move it would be), plus odds are good inflation makes your house value go up and so in the end you can upgrade while maintaining the same payment. Less than 10 years an a house is a gamble - sometimes it works out sometimes it doesn’t.
